TERMS AND CONDITIONS


Cancellations are permitted without penalty up to seven days after booking for all stays a minimum of thirty days in advance. There will be a $100.00 penalty for any Cancellations made after seven days from booking. Guests will receive a $100.00 Gift Certificated in lieu of any penalties. All Cancellations made after seven days from booking (but before thirty days prior to arrival) must be rebooked before a refund will be issued. A limited Credit Note will be issued at the discretion of management for any cancellations made up to seventy -two hours prior to arrival. Minimum age for reservations is 21, all reservations for guests under 25 must include a valid credit card. All security deposits not paid by credit card are increased.

Reservations are subject to availability. Minimum and maximum occupancy rules apply to all units.

Duration of stay may be limited in certain units and shall be subject to local area rules.

Some units are designated families only.

All units are different and come with different recreation facilities and amenities.

Please ask prior to booking.

Permission must be requested and received in the event the unit shall have more visitors then the maximum capacity for guests agreed to. It is not our intention to closely monitor or prevent enjoyment of our units, only to prevent abuse, and disruption to our neighbours.  An automatic penalty of $150 will apply to over crowded units or pro ration of occupants, which ever is more.

In an effort to avoid overcrowding, and for safety and insurance reasons, a list of all occupants must be delivered during or prior to occupancy.

•If this list is to be exceeded permission must be granted by the landlord.

•Failure to do so violates the terms and conditions of your agreement.

•Should a dispute result in the amount of people in a unit, the list shall be taken as correct and those not providing proper identification shall be deemed as extra people.

•It is not our intention to harass our guests. But in the event of obvious overcrowding, or unruly behaviour we must ensure the guests in the units are in fact the guests we have rented to.

•In the event of a direct violation of the rule and spirit of these rules the landlord reserves the right to either pro-rate the lease per person, or terminate the lease. Should termination occur the tenant shall forfeit any monies paid, and shall still be liable for any damages incurred during their tenancy.

•The maximum capacity of our units is a number we believe best reflects the capacity of our guests to enjoy the unit and not disturb its neighbours.

•The maximum overnight guests shall be deemed the actual number of maximum guests allowed in the unit for any extended period of time (15 minutes or more)

Upon check-in, a cash deposit of $250 or valid credit card will be required to cover incidental charges or additional cleaning fees.

Please note that all room rates will be billed a 5% Resort Amenity Fee per night plus applicable taxes.

All rates based on double or quad occupancy per night.

Cots are available for an additional charge of $10 per day. Please note that cots are in limited supply and must be reserved in advance. Unfortunately cots are not permitted in our cottages or Deluxe King Rooms.

For guest’s travelling with infants a small selection of playpens are available for a daily charge of $5. To ensure availability please reserve in advance.

During July and August a 2 night minimum stay is in effect  during all weekends. A 3 night minimum stay applies during all Long Weekends.  A 3 night minimum stay applies during  Holiday Rate Periods .

 plus all other long weekends year around.
 
All guest units are designated non-smoking, however each unit has a partially covered deck where smoking is permitted.  Guests are required to make a best effort to ensure second hand smoke is not directed into the room or adjoining rooms.

For your safety, protection, and to preserve our resort all rooms have a maximum occupancy of 4 unless otherwise specified.  It is assumed that maximum occupancy upon checkin is based on double occupancy unless declared.  An automatic penalty will apply to those guests not disclosing the amount of guests in the unit regardless of whether it is within its maximum occupance.  Without specific permission an automatic charge of $150 will apply to all rooms where this policy is not adhered to.  Guests may be removed from the resort for overcrowding of their rooms without refund.

 

 

We are pleased to offer a number of Pet Friendly suites.

On behalf of the entire Guest Services Team we are pleased to welcome you and your Canine Companion to Kellerman’s Resort. In our attempt to make you and your pets stay with us as pleasant as possible, without impacting on the cleanliness and quiet enjoyment our other guests, we would appreciate your cooperation.

No compliance with any of the rules below may result in forfeiture of deposit and or immediate removal of pet(s) and its owner from our Resort.
1. Limit of 1 pet per unit.

2. All pets must be registered at time of check in.
3. Pets of non-registered guests are not permitted.
4. Pets are permitted in "Pet Friendly" accommodations only, if you are visiting friends or relatives staying at the resort please ensure that your pet does not enter other rooms.
5. A $200 damage deposit will be required at time of check in, refundable at time of check out, less any damages or additional cleaning fees. Accommodations will be inspected by a staff member before deposit can be returned.
6. Pets must be leashed at all times while on Resort Property.
7. Owners must pick up after their pets immediately. This includes Resort property, Our beach and waterfront.
8. We would ask for your cooperation in not leaving your pet unattended in your Room or cottage for extended periods of time.
9. Pets that bark excessively, act in an aggressive manner or disturb other guests or resort staff will not be tolerated.
10. Use of resort linens or towels to bathe or dry off pets is strictly prohibited. If you do not have your own towel we would be happy to provide you with one.
11. Please refrain from bathing your pet in tubs or showers.
12. Pets are not allowed to sit directly on the furniture or bedding.
